You pay the notary/land registry for the property registration (approx. 1.5% - 2.5% of the market value) & you pay the notary/land registry once for the mortgage registration (depending on the amount of the mortgage).

Thank you very much for your answer. That means that for the plot of land the land price is taken as the market value and additionally for the land charge registration the financing amount minus the land price?

You are right about the property, only with the land charge if the property was paid from equity. Alternatively, one could say: [Grundschuldbemessung] (and thus costs) depend on the amount of the land charge (loan amount).
