That's right, that would be about 10 sqm, so 5000-6000€!

Here are my awesome paint skills to show the rough cross-section! (at least how it is planned, the terrace and my wall are not finished yet)
In case of heavy rain, not much actually happens, I have milled everything and planted with green manure to make the clay soil permeable.

(1) Der Besitzer darf sich verbotener Eigenmacht mit Gewalt erwehren. ...
(3) Wird dem Besitzer eines Grundstücks der Besitz durch verbotene Eigenmacht entzogen, so darf er sofort nach der Entziehung sich des Besitzes durch Entsetzung des Täters wieder bemächtigen.

Right, but if it does happen, it’s sold under the table!
By the way, what happens if bushes/trees lift and damage the concrete foundation? Just asking in general? Up to 2 m in height, you can plant at a 0.5 m distance and above 2 m height at a 2 m distance, but I never read anything about the root system...

Real estate cannot be sold privately. It must be notarized by a notary and entered in the land register, §§ 925, 873 Baugesetzbuch
