Hello,

I don't know if this topic is appropriate here, but maybe someone has had similar experiences.

We are currently building a new house and the neighbor next to us is also building. He was granted permission for a basement garage on the boundary with us.

So far, his foundation is finished and the basement walls are poured.

Now he has laid ring ground electrodes and drainage underground on our property about 50-100cm deep over 8 meters in length. The garage is built as a waterproof basement because he is installing his technical room in the basement. I have now read that grounding is mandatory for him. Has anyone had a similar case and can report?

(I kindly ask no questions like "why does it bother you" or similar, because the neighbor is very cheeky and simply created a large construction pit on our property without permission, just uses the construction power, etc., letter from the lawyer has been sent, it simply doesn't work any other way.)

Best regards
Nasentier

Your neighbor is not allowed to place the technical room directly on the boundary, nor install the ring earth electrode or drainage on your property.

I very much doubt that he has been given permission to do so.

Unfortunately, the technical room was indeed approved as per [LRA]. Its foundation from the garage also extends 20 cm over towards us.

Did you see it, or is he saying that? A [überbauung] is also not permitted. Please don't let yourself be fooled.

I asked the lra myself because I couldn't believe it. Does it make sense to contact a higher building authority?

Who on earth approves something like this?
What was the office’s justification?
If our republic hasn’t changed in the last 24 hours, the office has no right to expropriation (which is what it is in fact).

He can build on the border, but the foundation, grounding, whatsoever belong on HIS property.

Addendum: It may be that the office approved it. But that does not mean he is allowed to build it without your consent. I suspect he obtained the approval and said you agreed (actually something in writing is needed). Without your consent, he is obliged to dismantle it. Amateur opinion...
