well, you should offer the price that the whole thing is worth to you. just because the market currently sets a price x, you can also offer price x-y. sometimes it works and sometimes it doesn’t.. if you’re not under pressure, it’s good to pay less. and it definitely works, just not always.

All correct, although I am hearing less and less that prices have been seriously negotiated (downwards). What I am noticing more and more, however, is that "prospective buyers" do not have their own price expectations, but generally assume that a property is too expensive. With a sense of the current market trend, something like this no longer happens so quickly.

The truth is that people fall in love with houses (or not). They dream about how they will live there and see the children grow up. That is of course nice, and I also imagined that in my new house. But emotion is a bad advisor and relying on the offers on the portals is the wrong way. By now, really every junk is sold at prices that would have been unthinkable a few years ago. You should try to take the emotion out, look at what the land is worth and what the building structure is worth in its current condition. I believe, however, that very few do that. And generally speaking, if you disregard top locations for a moment, there is still a few percentage points of negotiation room between the asking price and the notarial purchase price, and you shouldn’t just go along with every crazy bidding process. There is always someone who is crazier in love than you are.

Hello everyone,

here is an update from me again. So, we inspected the sealing of the house with the builder and found that it needs to be redone all around the house. If the house purchase goes through, this will happen directly in the next few weeks.

Regarding the topic of lowering the price: I have thought about it again and, despite the fact that the sealing needs to be redone, I have come to the conclusion not to renegotiate the price. I find the price reasonable and will leave it at that.

Yesterday I also took a look at the attic. I am attaching pictures below. You can definitely see that there has been moisture, which could be because during a storm a tree fell on the power line and pulled out the entire electrical installation attached to the house. However, it was repaired by craftsmen within one day. (Invoices for this are available, it is an insurance case.) The damaged roof tiles were also replaced. Now my question: Is what can be seen in the pictures a cause for concern? Regards
