...absolutely right, that's an additional point. The house is connected on the left and right....typical townhouse and you can't just drive in there with the big excavator. Correct. Yes, that's what we'll do, my husband just had another consultation with an acquaintance. His brother is an architect, maybe he can help us. The fact is, we wouldn't take him to the first appointment anyway; we'll only involve him if the property possibly suits us. I think any other interested parties will hopefully also see the moisture and want to clarify that first to calculate the costs. Nobody will buy a pig in a poke.....although currently, somehow nothing is impossible. Thank you very much!

Try taking a moisture meter with you, maybe borrow one somewhere.

Our houses all share a common party wall. Even we as an end house couldn't just tear it down, with a terraced house it takes a bit more.

I can't say anything about the buying strategy because I don't know your market there. We agreed immediately at the first appointment and were lucky to get the contract. Before the notary appointment, we asked for "an appointment to estimate the renovation costs with our construction engineer." The construction engineer was a relative who was supposed to assess the place again before the purchase (and actually the renovation costs.... but primarily we wanted to have a professional look at it before buying, but we didn't want to say that openly, because then we would probably have been out again).

95k is nothing in many areas. Here you have to add a zero for a single-family house plot :-( .

How much is the land value and how much is the house? How much would you have to spend on a new building of the same size? Can the difference be used for sensible renovation?

A terraced house in the middle does not have that many exterior walls. Ergo, the risk is manageable.

I also live there, but these properties are at most houses after thermal refurbishment. Rural located in NRW can basically only really mean in the middle of nowhere, where no one else wants to live. So the Eifel in the middle of nowhere or far off the beaten track in the Bergisches Land/Sauerland. Only there can such prices be achieved - below the calculated replacement and land value.
