Hello everyone,
we have the following situation: There is a height difference between our neighbors and our property. As a result, we piled soil from our garden against their garage. This was done by our landscape gardener, who only used a dimpled membrane to protect the garage wall. After 4 years, a moisture damage appeared along the entire length of the garage in the neighbor’s garage at about 5 cm above the floor level. Until then, apparently only the base sealing of the garage had been done. The landscape gardener did not see the fault with himself, as the neighbors should have sealed the garage higher because they must have known that the neighboring property is higher, etc. but that is not what this is about now. We have now excavated a trench and applied a bitumen layer to the garage façade and had a cove installed at the bottom.
Now we would like to refill and have the following questions: 1. Is a renewed dimpled membrane sufficient in addition to the bitumen layer and the cove? If yes. 2. In which direction should the dimples face? Apparently there are advantages both ways. My tendency would be to have the dimples face the garage side so that ventilation of the wall can take place behind it. 3. Would a dimpled membrane with fleece provide additional security?
I would be very happy to receive a few tips.
