Moist walls in the new building (base area) - exterior wall

Okay, we also have settlement cracks, but looking at it, yours are really noticeably larger than ours.

Can anyone really confirm this as normal? I (layperson) find them really big. But unfortunately, I cannot assess it.

Water or moisture in places where it doesn't belong should definitely be corrected.

1) I also find the base images with the stains concerning. Get a professional! 2) The cracks surprise me in their frequency. Basically, gypsum plaster also shrinks when drying, and if there is no mesh inside as Yvonne writes, it tends to crack. Corners and angles are especially susceptible (you have a crack there), also slits where cables are underneath, because the plaster is very thick there. However, some of the transverse cracks in your place look to me as if the house has moved down by millimeters overall. Have you already noticed anything in the facade? 3) If a house settles a little, that is not dangerous either. but it has to settle properly! Karsten

As long as everything is still under warranty, this defect report is sufficient. They should take a look at it. Someone should come urgently for the water. It can get into the screed. If no defect is found, you are obliged to prove a defect -> expert only then.

It looks like an open gable or something. More can happen there than with a normal gable. Shell construction pictures would be interesting. We also have the thickness of the cracks in the offset shed in the load-bearing central wall in our side space. The construction manager just looked at it. Only now, after 4 years, we are out of the warranty.

Many thanks in advance for the many pieces of information and tips! By now, one is a bit at a loss, since the developer rather downplays it. But I will definitely complain about the (water) stains as well as the cracks as defects, because we have already sent pictures by email, but have not yet received a response. I will upload more pictures of the shell construction (I only have the ones from the ground floor on hand at the moment). The attic/gable will follow. Thanks again very much for the great support!

I will gladly repeat it once more: a defect complaint is bound to a form as well as a deadline! No email! no photos! no phone calls! formally reach the client. You will have nothing in hand later to sue, if necessary. They don’t need photos from you; they should take them themselves during an on-site inspection.
