Mixed facade. How big is the effort / the cost?

Hello everyone,

since we are planning a house, I have already read a lot in the forum. My wife finds a mixed facade, meaning part plaster and part brick/clinker, very nice.
Unfortunately, I found little about this in the forum.

Can someone say something about the effort and costs?
Do I then need a different wall structure/insulation for the parts, or is the whole house plastered first in a mixed facade and then only facing bricks are used???

A mixed facade is not unusual. In our case, the lower part of the house is conventionally faced with bricks and the upper part gets an ETICS with the appropriate paint. They are just two different wall constructions and the connections between both areas must be professionally executed. Costs? No idea how it behaves, as I have no comparison. But it should only cause minor additional costs.

Depending on the quality of the clinker, the costs will also be higher. 1/3 [Klinkerfassade] can amount to €4000-6000+.

It's "in/trendy" at the moment.


That follows from the nature of the matter; the conventional wall structure exterior wall + ETICS + plaster (or monolithic) is different than exterior wall and facing bricks.

For example:

1.00 cm interior plaster + 17.5 cm aerated concrete/Poroton + 12.00 cm ETICS + 1.5 cm synthetic resin plaster = 32 cm

or

1.00 cm interior plaster + 17.5 cm aerated concrete/Poroton + 10.00 cm insulation + 4.00 cm air layer + 11.5 cm facing bricks = 44 cm

Riemchen used for this type of partial facing is not used by any reputable builder because these parts are not uncritical and often cause warranty cases. The whole thing becomes more expensive roughly in the range that ypg has already named; depending on the share of facing bricks and effort.

.... Horrible ... have you already considered that this means having two different wall systems? The building physics differences then need to be taken into account ... and besides ... a plaster facade needs to be maintained, meaning it has to be repainted accordingly every few years ...

Yes, I have thought about that, which is why my initial question was whether a different wall construction is absolutely necessary or if there are other possibilities!!!!
