What do you mean no one would go higher?

Well, you have to decide that for yourselves what you are comfortable with. Just go to your bank and/or broker and have them calculate your maximum loan amount including monthly payments.

In the end, you have to decide whether you can sleep peacefully with a 300k / 400k or 500k loan.

Hello,

the initial question about the possible loan amount is quite understandable, but I would like to suggest the following thought: What would you have to pay for a plot of land where you want to build (standard land value), how large would your minimum requirement for a plot be, and how many square meters of living space will you need at least due to children, working from home, and so on. From this, you can roughly estimate +- 20,000 EUR what you basically need in funds.

Based on this value, I would talk to a lender about it.

So, due to the workplace situation, we already have to reckon with a standard land value of 380-410 euros. Plot sizes are currently available between 500 and 600 m2. That’s a significant amount, but unfortunately, it can hardly be changed. We would be more flexible regarding the required m2 of living space. Although 170 m2 would be very good, since the house is also to be built barrier-free and that requires a bit more space and distances in several areas. However, we can go lower.

without a basement of course, as it is barrier-free. A total of 2 children are planned.

Okay, roughly estimated (I am a layperson, currently building):

550 sqm * 400 € = 220,000 €
170 sqm * 2000 € += 340,000 €
Additional costs 10% += 34,000 €
Equity -= 180,000 € (Since the stated 170 excludes notary, land registry, etc...)

To be financed 414,000 €

Maybe 140 sqm house is enough(?), but you will have to finance at least 350,000. Phew, very expensive plots.
