We have not officially sold at all. The worst were those who carried out telephone harassment or showed up at the construction site. They kept calling the municipality and wanted contact details. Then they bothered the pastor, the doctor, and the bank. I still get a pulse when I think about it.

There is a good market for reclaimed wood. A reclaimed wood dealer will buy everything in bulk for cash and be happy about a resale margin. If the deadline counts from moving - from when is one considered moved? From official building acceptance? The date can be quite well controlled.

If I remember correctly, acquaintances (also from Upper Bavaria) also had the issue with the [Bürgschaft] for the demolition.

They had some time with the demolition itself. The short-term requirement was to make the building uninhabitable, and for that, all the windows had to be removed.

This is a good approach for a clarifying conversation with the district office, about what their primary concern essentially is: should it be avoided that the floor area ratio is circumvented by the sum of the new and the not demolished house, or are they afraid of an eternally "decorating" demolition house on the property? Possibly they have had bad experiences: that someone rebuilt their house and then, after the offers for a double garage, decided to simply leave the barn standing.

According to incoming mail, the distance areas are undershot when the existing building and the new construction are on the property. Since this also concerns fire protection, that is probably the reason for the urgency. I basically find that legitimate.

The deadline starts from the moment we register our move (you have to register at least 2 weeks before moving in). The main problem is the practical aspect: as soon as the practice is active in the new house, I have to report it to the building authority and the health department.

Update: we had some discussions with the municipality; our mayor is advocating for us at the district office so that we get an extension of the deadline.
Nothing is certain, at least we don’t feel alone.
