Looking for a floor plan for a hillside house

Hello everyone,

I have been looking for a suitable floor plan for my requirements for several weeks now. Currently, I have 2 unfinished drafts and am not really making progress. Attached is a draft of an attic floor, on which the ground floor with terrace will then follow, and on top of that the upper floor. Exterior dimensions 11.50 x 10.00m

what I like:
Access to the house, technology in the garage, cooking, eating, living in the south, office on the ground floor
Arrangement bathroom - dressing room - sleeping on the upper floor, office downstairs can later be used for sleeping
little hallway space

what I don’t like:
2 staircases, utility room too small, no pantry, arrangement of the granny flat

Size of the plot approx. 800 sqm, probably 25m x 32m, to be measured
Slope approx. 3m rising over 10 m length

Client requirements
Single-family house with possibly a granny flat via external staircase
No basement, 2 floors
Currently single, 28 years old, part to be rented out
Space requirement estimated 170 sqm
Office: home office (sales engineer)
Few overnight guests per year
Living room preferably closed because of home cinema
Construction method: conservative with modern influences
Number of dining seats 6-8
Fireplace yes
Roof terrace possibly on garage
Double garage with storage

Further wishes
- Access garage - house
- Granny flat to be used as children's room later

House design by me with the help of an architect
Goal 300k including kitchen and bathroom (property already owned)
Preferred heating technology: still under consideration

I would appreciate tips, ideas, and suggestions for improvement. Thanks in advance.

Maybe you should find a proper architect? I don't think just digging hillside houses into the mountain is that easy, or it would be very compromise-ridden...

How do you want to rent out a part of it? There is still a separate entrance available...

The living areas seem very cramped and small to me. Especially in the granny flat, where the view of the wall unit is blocked when the door is open, or does the person sitting on the sofa then get the door slammed against their legs? The tenant then goes through the landlord's private area to get to their apartment, and the sleeping area is separately locked off, or can the tenant also get in everywhere there? Hm, but that must be a good buddy... otherwise I would reconsider it, if necessary via access from outside. Our house is also built into a slope and has ground-level access to the outside on both floors due to the hillside location; in that case, you would also save the 2 staircases. With a hillside location, you just have to get a bit creative. Our previous owners planned with split levels, "living" and kitchen not on the same floor etc.

Tip: have an architect plan it!

Unfortunately, the entrance door to the granny flat is missing in the draft, which I would like to implement via an external staircase at the back of the house. I have 3 younger sisters to whom I will rent the apartment until I need it for my own use. If later it is rented to a "third party," the door to my area on the upper floor will be locked or removed if I never need it for my own use.
