I have two more questions for you:
1. Local heating contract conditions:
To me, this reads as if the local heating connection obligation can also be circumvented by the two exceptions mentioned above. Ultimately it also depends on whether a KfW 40plus really pays off and what the additional costs are.
The second option would be to accept the one-time penalty payment. At the fixed 50 €/sqm (approx. 160 sqm heated area), this would be more economical over > 15 years than using the local heating under the given conditions and you would be independent of price increases in the long term.
Do you understand it the same way?

- In the building area boundary construction is completely permitted (due to the lot size). The neighbor’s house will therefore directly border on our garage. I know from the neighbor that he wants to build with a basement, which is OK. However, this means he has to make a slope for the excavation on my property. If the foundation for the garage from my side is already built by then, that is no longer possible...
