So 260 for a spot is also quite steep, even if the drillings are done in advance. I don't know if a suspended ceiling is advisable in a new building. Your ceiling height is certainly already planned, and quite a bit has to be lowered for spots (I believe with ours, some centimeters had to be left upwards as well). Our ceilings were about 3m before, so lowering them didn't hurt.

The recessed pots with large transformer tunnels in the concrete ceiling are sometimes offered more expensively. You can't do anything about it...

We had offers for the pots in the filigree ceiling from various GCs ranging between 120 and 260 EUR. Our chosen GC is implementing it through drillings in the final ceiling (ground floor and upper floor), which costs 80 EUR per drilling.

The third option would have been to build higher and suspend the ceiling. But since we only selectively use spots, that does not pay off. Additionally, we have to be careful with the eaves height; even half a brick higher would have already become problematic.

That's how it is. Especially when it comes to precast concrete slabs, the prices are hefty. Didn't we have this discussion recently? You quickly end up with triple-digit costs per pot.
And then the electrician wants to be paid as well.
So a spot costing 150-200€ has been mentioned quite often. But 260€ is really already quite steep.

Drilling core holes for spots is really... well. Maybe as a retrofit solution, but then please don't hit ventilation pipes, empty conduits/power cables.

And even if the installation housing costs only about 5€. The "consideration" can quickly become 50€ per spot depending on the concrete plant. Then there are also connection points and additional effort for the cables, since it's not just one ignition point.

I’m not defending the 260 now, I think the price is quite steep. But I think for some GÜ it is realistic.

So with many spots, I would definitely opt for hanging.

ours were also around €100.
Drilled in the filigree ceiling, laid cables, poured over it.
We have 4 of those downstairs in the hallway, 3 upstairs, and 3 in the bathroom. Works well, one less problem when looking for nice, reasonably priced lamps
