Hello dear friends,

like everyone else, we also built a little house.
The construction itself went relatively smoothly, the cooperation between the individual trades was really top-notch.
We built a Kfw 40 Plus house with Viebrockhaus. V1 with photovoltaic. Central ventilation and so on.
The ventilation is mega loud. It is horribly warm in the house. Especially upstairs.
I have been arguing with them for 3 years because I think something is wrong here.
Now Viebrockhaus announced that's it. You can keep the remaining money but don’t bother me anymore. Boom, topic done for them.
So I went off to find a lawyer. Construction architectural law.
No one wants to practice law anymore because they only work as notaries now.
I'm losing it.
Are there people here who struggle with similar problems in KFW 40 Plus?
Regards Lars

Hello, I can't say anything about the topic [Anwalt] but about the warm [og]. Have you tried everything yourself?

Keep calm, if necessary you can join the Verband Privater Bauherren cheaply. Then the building expert will cost you almost nothing. We charge 230 euros per visit? Viebrockhaus is a reasonable company with which you can surely also have problems - like with all others. It is important to have a specialist by your side; a lawyer does not help, is expensive, and does not help to settle things quickly and out of court. He will go through the defects and problems with you - step by step - he is always an expert! The construction company will also respond to well-founded defects!

What are the specific problems? Just the noisy ventilation and an upstairs that is too warm?

Yes, those are the biggest womanizers. It's all very much interconnected. Everything else are minor details that can be overlooked if one wants to.

I know this is off-topic for you now. But have any measures/attempts been made to change that? For example, a silencer for the controlled residential ventilation, if available? Is a replacement of the device with retention possible?

Has the heating system been hydraulically balanced?

Because besides your actual request, solutions should also be found for that, right?
