Land prices in the Heidelberg area

we want to build a house in [Raim Heidelberg] - ideally in the area of [Eppelheim, Schwetzingen, Hockenheim, ..] - and are currently looking for a plot of land.
Has anyone recently built in that area and can say how high the land prices are?

The prices I have seen are around 1,000.-/sqm. Recently, a plot of land in Eppelheim or Ketsch was offered at 1,200—. Whereas in Schwetzingen, in the last four years, not a single plot has been publicly listed, I have the feeling.

From €1,000 / sqm and an extreme amount of luck. Better not to hope to find anything. Could end in years of failure.

And only one for 1,200.- in the desired area …

And besides the half a million for the plot, you first have to be allowed to buy it. Usually, a sealed highest bid procedure takes place. You submit a price and never hear anything again. You think you have bid a lot? Your inquiries will be ignored. That is the reality. Better not to hope for a free plot in the region. Most plots are developed by developers. Decision-making possibilities there are close to zero. You can still choose a bit of the color and windows of the front door and the like. Floor plans are usually hardly changeable, moving rooms is impossible. Then you just have to swallow it or move away. Conclusion: say goodbye to the dream of your own plot in the mentioned area and look for another solution.
