Land prices in the Heidelberg area

We have built in Eberbach (25 km before Heidelberg, existing development area, hillside location, 10 minutes on foot from the train station with S-Bahn connection to Heidelberg (25 minutes) and Mannheim (50 minutes), plus RE connection. Also RB connection to Frankfurt through the Odenwald (via Erbach etc.).
Hospital on site, high school, vocational school and of course the Neckar right outside the door. Eberbach and Hirschhorn are still the affordable communities near Heidelberg (located on the S-Bahn line). From Neckarsteinach onwards, there is nothing available under 900 /sqm.
We were probably somewhat lucky and bought for 150 euros/sqm (2019). The plot also went through private sale and has never seen the internet.
