Hello!

I can only agree with my predecessors! Please definitely involve an external expert and pay them yourself! (That will be 2-5 thousand euros.) They should check the specifications and the contracts – there are so many things that a layperson can’t recognize! For example, what is often omitted in such offers are the house connections (gas, water, sewage, electricity, telephone) – are those really included? Otherwise, you can add about 8-12 thousand euros...

Additional costs: Notary approx. 1.5%: 4500 euros Land transfer tax 5%: 15000 euros

Have you already taken that into account?

What about the garden / outdoor facilities? Garage? Fence?

Is all of that included in the 300 thousand euros??

A financing of 300 thousand euros with a monthly burden of about 1100 euros is tight, but certainly possible with today’s interest rates... I know a financing in a similar range that runs over about 28 years – with a fixed interest rate for the entire term.

Good morning everyone,

thank you very much for the many informations so far!

As far as I can tell, the house connection costs are already included in the price.

But your concerns regarding the price made me thoughtful and I have read through the complete construction and performance description again.

For me, it all reads very complete, but according to your advice, I will have all documents and contracts checked by an independent expert before signing.

I will also obtain information about the developer from Creditreform or Buergel.

If anyone is interested, I can also gladly provide the construction and performance description as well as the exposé by email.

So, I don’t know how much you have already read here in the forum? but you will never make it with your 300,000 euros in life.

A friend of mine just moved in and paid 300,000, but without the land. Normal house, 1.5 floors, basement, garage, air heat pump, underfloor heating.

How can one even ask such a far-reaching question here in the forum and still expect a reliable answer? For me, all the alarm bells are ringing, first because of the incredible offer and second because of your naivety. If you now want to save on solid construction advice, you will make yourselves unhappy for the rest of your lives. How does such a goal fit with an expensive wedding? Are you out of your mind? Look on the internet and find a consultant, that is my urgent advice.

I think you can basically do without that... it’s not as if the project could fail because of small details... the project itself is simply too big given the current income and other living circumstances! A consultant won’t change that... The risk is even greater that you’ll get a "consultant" who is actually a "salesperson"...

Save for 5 years and wait, then plan again and THEN bring in an independent consultant!
