Land division

Hello everyone,

our preferred plot has a total area of approximately 1262 sqm. Is it possible to divide this plot into 631 sqm? So that for any costs based on the plot area, only the 631 sqm are used for the calculation? The rear 631 sqm would still belong to us and we would only use them as a garden and do not want to build anything on it.

It does make a difference when road construction is imminent whether you save half the costs or not.

The idea is nice, but it will not work. Ask your responsible building authority. They will still charge you for the development costs. By the way: with us, you don’t pay per sqm of land for the development but per plot number or per sqm of living space. So with your trick, you won’t save anything at first.

With us, you are generally not allowed to build a detached property with a single-family house on a plot of less than 650 sqm.

Such regulations vary regionally, yet in rural areas a plot must have a minimum size. ...

Hello Sauerpeter,

the idea works under certain circumstances, is also practiced from time to time, but it must be checked whether the subdivision costs outweigh the proportional development costs. Whether it pays off for you can be found out from any publicly appointed surveyor in your area, but you should explain the idea right from the start.

Basically, it depends on up to which plot depth the development costs are calculated and whether the rear plot still lies within the standard land value zone for building land. It has to be examined on a case-by-case basis, but it is not excluded.
