So you really have to look at it, it also depends on the location, my Kfw70 140sqm house cost 1400/sqm including all additional costs
Are €1600 / sqm realistic for a timber house in prefabricated construction (Swedish house) KFW 55? We really like a 110 sqm house from that provider and so far have had no change requests to the floor plan etc. We want to build without a basement.
2. Notary and property tax here together should be about 7%. My husband thinks they are calculated on the land and then an expected land charge can be recorded. Since he is a lawyer and also knows some notaries, I hope that is correct.
What other costs could still be added if I now very optimistically assume that in the €1600 / sqm everything is already included (i.e. soil survey, base slab, earthworks, etc...), which still needs to be clarified exactly.
Included in the scope of services are:
- Planning of design, construction, execution, preparation of building technical evidence, upon request also the building permit (extra costs here)
- Construction management
- Foundation on a thermo foundation with underfloor heating, which is installed on all floors (on request also a highly insulated thermo foundation), including earthworks.
- Walls and roof, as well as their structure/construction according to KFW 55.
- Air/water heat pump and ventilation system
- A ventilated wooden facade with a colored paint in vertical execution
- Wooden windows with triple glazing insulation
- Main and side entrance door
- Electrical installation according to DIN standard with individual planning for sockets and switches.
- Sanitary ceramics in ideal standard.
- Ceramic tiles installed, you can choose from a predefined assortment yourself, others are of course available at extra cost.
- Flooring standard: a matte varnished oak parquet with skirting boards.
- Painting work: all walls and ceilings plastered and painted twice with dispersion paint.
If I calculate €30,000 for land + approx. €3,000 for notary and property tax, without garage and exterior work, we would actually first arrive at about €200,000.
What should I budget for exterior work and an average carport (1 car)?
