Hello everyone,

we are about to complete the planning of the single-family house.

ground floor 60m2
upper floor 60m2
attic studio 20m2
basement 60m2

the basement will be used as a storage room and storage space. however, we would like to have underfloor heating installed directly in all basement rooms. the basement is also fully insulated.

the L-Bank limits the living area for 4 people (2 adults and 2 children) to 160m2.

to what extent is the heated basement, which is used as a storage room and storage space, taken into account?

the plan was that one child, when older, could later have a separate room in the basement.

Your question concerns the limitation of living space. The basement is not living space, but usable space and is indicated as such – the application states the living area. I at least hope that you do not define the basement as living space in the building application.

Which is formally not allowed, since it is not living space – but that will not bother you in your own house.

Don't you already have plenty of storage space in half of the barn or is this about a new plot of land? An average family 2E2K doesn't need to exhaust 160 sqm down to the last corner. And what exactly is the attic studio useful for?

All buildings have been demolished, the plot divided. Plot area 275 sqm. In addition, I work 100% from home, so I need an extra room for the whole day, professionally! The planned rooms are not big, children's room 11 sqm.

Basement rooms, which are also named as such (utility room, technical room, storage, closet) may be named and constructed accordingly.
What standard they ultimately have—whether marble floors, gold on the walls, or with underfloor heating—is ultimately up to you.

However, a distinction is made between ancillary rooms and living rooms. The latter must have a certain ceiling height, sufficient window area through which enough light shines, ventilation and heating of this room must be guaranteed, and there must be a second escape route on this floor. So if such a room, mentioned before, is used as a child's room, an official change of use is required; unofficially, you can live in your house however you want.

However, it is not exactly safe to sleep where there is no second escape route. Professionally, I have had to handle several damage cases, to put it mildly, that resulted from such circumstances.

Personal words: I am always amazed where “needy families” still get enough money for a (heated) basement. Ultimately, your basement is paid for by the taxpayer. To support only those in need, living space is limited.
You have the choice: to build bigger and forgo the financial aid.
Such posts naturally lead to corresponding results in an election.

I find the L-Bank loan to be handled very restrictively. If you honestly provide information, as of today it is almost no longer possible to take advantage of it. Houses have become very expensive. That means you either have to have a lot of equity (more than 50% is not allowed). If you manage to bring in the 50% without having more, then the monthly burden from the loan installments at today's house prices is usually so high that you either exceed the allowable burden limit or have too high an income to qualify for the subsidy. A classic single-family house with 160sqm for 2 adults + 2 children is no longer feasible. Play around with the L-Bank financing calculator. You just can't get anywhere, no matter how you design the scenario.
