Is the financing volume for our construction project realistic?

Not including structural engineer, architect. Several people in my circle are currently building. Assuming a somewhat upscale standard and calculating all in, no one gets away under €3k /m^2. Current price increases not yet factored in.

I think the financing is realistic, but the calculation does not match the project. Your buffer for sampling was already gone with us before the first stone was even laid.

Can you say where the money went right at the beginning and how much upscaling you ended up with?

We are not quite finished yet. ;) The first 20 K went into earthworks anyway, and that despite us being aware of the poor soil.

We have calculated about 120 K for the upgrades/extras, but we will still add a mid five-figure amount.

I understand. Our 15,000 euros are intended purely within the house for a different bathtub, a larger washbasin, more sockets, network cabling, and such things.

For the ancillary building costs related solely to the property, we currently estimate 70,000 euros with a built-in buffer of 8,000 euros. With the initial mail, I still had 60,000 euros there, which I have already increased over the weekend.

Outdoor facilities, garden, and garage are then completely separate again. I still need to get better information there, but I now tend towards a photovoltaic system; with that, the cost estimate is currently exactly 1.1 million.
