Is the cost estimate for a single-family house not too high?

Hello everyone ;)

Now I also have a question about the cost estimate for a single-family house :)

Living area 130 m² + basement

The plot is already available but has a slight slope.

We now have 2 offers for a turnkey house (solid construction) with pellet system and with garage 3.50 x 6.50, one is at 360k and the other at 430k just for the house.

Both are Kfw 70 + pellet heating. The house has 2 full floors - 16 ° roof pitch and a basement with living quality.
The area is of course the nicest and most expensive - 20 km away from Munich ;) .

It all seems a bit high to us. What do the experts here say about it? (I have certainly forgotten some very important things - please forgive me - I will add them later :) )

I think other people can answer this question better for you. The price naturally also depends on the equipment and the soil conditions (load-bearing capacity, water management, etc.). But generally speaking, I think it sounds quite expensive. If I deduct a generous 50,000 from the flat 360,000 euros for the basement and another 10,000 for the single garage, there remains a sum of 300,000 euros for 130 sqm. That means with this provider the price per sqm is about 2,300 euros. If you don’t want the super-duper best equipment, in my opinion this is very high. Although I really can’t assess the factor Munich. Presumably turnkey means, as usual, without painting and flooring work?

Pretty expensive for "just a house." It becomes more realistic when all the additional construction costs like earthworks and so on are included. The factor Munich is especially the land. With regional providers, look for the wage level.

Hello,

I also find it quite expensive.
We had an offer for about 130 sqm, 2 full floors, KfW70, but timber frame construction (and thus usually a bit more expensive) for €200,000 (40 km from Munich - still very nice ;)).

We are now building on a different plot and therefore 1 1/2 stories, 150 sqm, KfW70 for the same price. Our provider's equipment is quite good, and with most standard features we are doing well. OK, we have upgraded a bit, but it’s within limits.

What equipment is included? The price shocks me less (despite being 70km outside of Munich - but still nice :D) Our turnkey offers were similar with controlled residential ventilation, parquet, underfloor heating, etc. (between 360k and 380k) - now we have decided to award the trades individually. Unfortunately, this doesn't make it much cheaper, but with better equipment :cool:

Turnkey except for floors and painting work. However, the bathrooms are already tiled. We also have controlled residential ventilation and underfloor heating, air heat pump, including the base slab.

What we have to do ourselves are the remaining floors: tiles in the utility room, hallway, and kitchen, and laminate in all other rooms. We have consciously decided against parquet. And the painting work. Additionally, we are allowed to buy the bathroom accessories (toilet brushes & co.).

We also had to contract the earthworks ourselves and are allowed to insulate the base of the slab.

Otherwise, everything is included. And so far, the company delivers really good work! There is no botching.
