Is the budget for a prefab house (turnkey) realistic?

I say spontaneously: No.

I built a few years ago... In an area where the land including purchase incidental costs (tax, notary, land charge registration...) didn’t even cost us 30,000€. And we built quite cheaply and all in all ended up just over 300,000 (without a fully finished outdoor area).
BUT: since then the prices have risen massively again!
Now here in the region, despite the low land prices, I wouldn’t calculate under 400k anymore.

That can be enough for a plot of land and the tuition fee up to the point of understanding terms like "turnkey" and "builder-provided." For the actual house, you will need a second lottery win ;-)

A "nerve-sparing prefab house" can be realized in a construction-method-neutral way, "prefab" only means "pre-fabricated," but unfortunately not "carefree," and also the fact that it is not called a "nothingmorecomeswithittohouse" has its reasons :)

With the budget, I would probably rather look to see if there might be an interesting project from Deutsche Reihenhaus or something similar nearby. Otherwise, the question is really what you want. (E.g. are you staying as a couple and 80 sqm or so is actually enough for you, or are you basically building a nest for starting a family) We are also looking at that, but probably just missed a decent opportunity (but are still keeping an eye on it) If you get a plot of land very cheaply or for free (through relatives or something) I might maybe look again at those promotional houses where you basically can’t change anything, to see if there is something suitable. (The prices there often start from the top edge of the foundation slab, so be sure to consider the cost points that others have already mentioned accordingly) I might also consider consulting the bank or a financing advisor to see what budget they think is affordable (maybe you can actually afford more and you have been on the cautious side)

Exactly. Assuming that 1994 is the birth year of the OP, and "fiancée" is read as an indication of a family planning not yet completed, then a "mid-terrace house" of any kind is probably the most suitable intermediate goal. See also:

Phew, even we paid over €300,000 with our then low-budget house (2013) excluding land but including additional construction costs, without exterior facilities.
Answer: no!

Why actually a prefab house? Tends to be more expensive, which is what you always hear.
