Yes, I imagined the 4 rooms that way when you spoke of 3 children.
- Bungalow because I am in a wheelchair and don’t want an elevator in the house and want to have level access to the terrace.
Yes, that explains one level. At least it explains one bedroom + bathroom on one level with the living area for you.
- There will be no development plan. Do I have to worry about the floor area ratio with such a large plot?
Is there not going to be one or is there none? Then you have to build similar or equal to the neighboring buildings, see §34 Building Code, the parameters would be e.g. type, height, and area.
- The matter of cost-effectiveness would of course interest me. Do you mean during the construction phase or in maintenance? As I said, we have the advantage that we live in the countryside and can benefit from inexpensive land costs.
Purchasing a bungalow is more expensive than a simple two-story cubature; not only the foundation slab but also the outdoor areas are accordingly larger.
But with a disability, of course, the acquisition costs are secondary; the focus is on barrier-free accessibility.
Nevertheless, one should not put the cart before the horse. Imagine that in two years, provided you find a suitably buildable plot, your architect designs a suitable house for you, but the location of the bedroom is criticized and seen as a defect because of a fixed idea you have. The fact is: you cannot place all rooms toward the best side; some rooms will face north, east, south, or west.
Besides, other factors also play a role in a design, such as street, view, neighboring buildings, noise, etc.
Therefore: do not insist on a currently virtual parameter!
