Is the architect's cost estimate for a single-family house realistic?

Hello!

We have spoken with an architect. At the moment we are planning a single-family house with 160 sqm of living space, one and a half stories. The architect estimates construction costs based on the following: 650 to 700 € per cubic meter including all costs, so turnkey.

Is this realistic? Isn't that way too much?

How much do you roughly estimate the construction of such a single-family house to cost? The costs for the shell construction should always be relatively the same, right?

It is also important that, as I have learned, architects do not use the sqm of living area in the multiplication, but rather the BGF. So sqm of built-up area.

Then the 650€ to 700€ could be accurate with a ceiling height of 2.30m. Added to that are incidental construction costs and the costs for the architect.

For us (no DIY store equipment), with 220sqm BGF (so without garage and without basement, without incidental construction costs, without architect costs, without surveyor, without structural engineer) the 650€ fits. 220*2.30*650

Living area with us: 150sqm
If you calculate with that, the cubic meter costs over 950€. Excluding the additional costs already mentioned above.

And of course without land.

We are building in the commuter belt of FFM.

These 650 to 700 €/m³ vary greatly depending on the region. Just like the land costs.

We bought our land 2.5 years ago for €81,500. At a size of 1500m², this is probably ridiculous compared to urban areas.

Our female architect calculated €280 per m³ of enclosed living space (the bank, by the way, even with €250), for the m³ of unfinished attic space €230/m³ and for the garage €190/m³.

In summary, it can certainly be said that it cannot be generalized at all.

To be sure, the only help is probably to go to a second architect and listen to what they think about it. If the numbers are similar, then it will probably be like that.

By the way, we live in the municipality of Schmelz in Saarland.

Architects generally calculate with €350±€50/m³ (using the converted space). 220m² * 3.2m * €350/m³ = €246,000. Often, €1500/m² of living space is also used. The NGF is approximately 0.74% of the GFA => 163sqm. 163sqm x €1500/m² = €245,000.

So the estimated value comes out to roughly the same amount. Depending on the region, it can be a bit more expensive or cheaper.
