What kind of funding am I missing then? 50k€ at 1% for 10 years? Is it worth causing stress over that?

No idea - you have to decide for yourself. I wouldn’t stress about it.

Stress is the worst companion when planning the construction of a house.

First, think about what exactly you want and look for a provider and plan. If it works out by the end of this year, that's nice; if not, it's not that bad. The KFW is the smallest point to worry about.

Although the KfW topic already plays a role for the first-ranking condition = higher payout for the bank loan without subordinated KfW funds = higher interest rate.

By the way, you should never stress yourself when building a house.

Hello,

There has never been a comparable jump either. I also wrote "... will drive the price per sqm/new build up by 25%, in the components of house construction that result in the primary energy consumption on paper" referring to the entire house, which should certainly account for between 7 and 10%, depending on the size of the house.

I will now edit my post to make it more understandable; thanks for the hint!

Rhenish greetings

The BB will then be adjusted elsewhere so that the offered AB final price will not be much higher. Previously, turnkey houses included painting work and floor coverings. A large nationwide house construction company has meanwhile removed the construction waste container and other "small things" to offer a low price. In addition, the painting of the roof sheathing is considered part of the painting work, so you have to climb the ladder and paint it yourself. Elsewhere, this is still included. If prices shift for the construction, there will soon not even be tile coverings in the hallway, bathroom, and kitchen. The final price nevertheless changes hardly at all. But of course, the construction costs will ultimately be higher for the end consumer because tile installation costs are added on top. So there is more insulation but fewer features for the same money. This will hardly be noticed by the end consumer who will be looking for a house in 2015 or -16.
