Hello first of all, yes, I am also surprised by the statement, Did all the money come from equity, or did you finance it alone? The bank will probably not grant you a loan at the moment. An apprentice’s salary is not recognized, and predicting a permanent position is not possible. Equity is too low, just enough for the incidental purchase costs. How come you are counting on this employment? Even large German companies have to calculate and do not offer all apprentices a permanent position after their training... I am a bit baffled! Yes, and then the age of 20+ is certainly not the age when you want to put all your money into concrete – where then does the carefree life remain, if not at this age? Happy holidays

Before the end of the training and at least 3 months on the job, it won't work. I see the investment in capital negatively. If the rent fails, you will have to service 2 loans. Without any equity. One should start with home ownership and then think about something like this.

We had the condominium financed. The tenant is currently even paying off the apartment to us with a bit of profit. Of course, when the tenant moves out, a new tenant must be found. We then have 3 months (notice period) for that. According to the contract, my girlfriend will be taken on permanently after the apprenticeship.

My condolences. I'd like to see the calculation that shows you're making a profit with that. What interest rate do you have for the financing?

Why is a property not worth it? Renting is not worth it; the only advantage is being flexible. I made a 35% profit in 10 years, and everything that was not interest is mine now.

Interest rate is 2.8% + repayment 4% = €340.
House fees = €195 (tenant pays €150)

Incurred costs: €535

Rent: €575.
