First of all, thank you for the answers.

Theoretically, money for living gets very tight, that is definitely true. In practice, we both drive paid-for cars that only need refueling (insurance is paid for us) and live in an apartment where we only have to cover the additional costs ourselves.

With a guarantee from the family, the loan should be approved without any problems, or am I mistaken?

Primary & secondary school. A civil servant position is not guaranteed, correct, nevertheless I infer from the outstanding performance in everyday school life, the lesson observations, and the feedback from the teaching supervisors that this will succeed. She wants to work 100%.

Was not meant to be offensive. I just want to warn against using a not yet secure future scenario as a basis for decision-making. I am not very familiar with primary and secondary school, but I believe that one may need to be very flexible there in order to secure a position - possibly another reason to wait ...

My response was also not meant to sound as if I had taken it badly. She is definitely flexible and we both agree that we want to stay exactly in this area and would accept driving a bit further to work. During her studies, she also commuted an hour one way every day; she cannot be assigned a much longer commute.

I don't want to get too involved here right now. From my perspective, a "wait a moment" is also in order.

BW is relatively large – the place of assignment could sometimes be 100 km away in the forest and on the heath. Driving 200 km every day will be exhausting over time. Almost impossible once children come into play.

btw. - have you also accounted for these costs for the car (fuel, repairs, wear and tear) for such a long daily commute.

(Nice that there are still federal states where civil servant positions for teachers are the norm. In many federal states, civil servant positions for teachers are only the exception – max. for principal and deputy. Especially not for primary, secondary general, and intermediate schools)

Is the building area already developed and ready for sale? Often a decision is made to create a building area. Until it can be marketed (surveying, laying pipes, building streets, etc.), another 3-6 years usually go by. Then you could register your interest and still save well until time X.

The construction area has already been completely surveyed. Plans have all been created. The list of interests has been open for several months and next week the application documents will be distributed. At the same time, development will also begin. So it is concrete.
