Is financing for a semi-detached house feasible?

Hello everyone

For my wife and me, the time has come.
We are planning to buy a semi-detached house built in ’57.
Purchase price 160k
125 sqm on 2 floors
700 sqm plot, good location
Renovation is planned largely as DIY.
Electrical work = 6k
2 bathrooms = 15k
Opening with 2 windows and beam = 6k
Roof insulation inside = 2k
Tiles, front door,
unexpected things = 21k (possibly a new gas boiler)
So a total of 50k for renovation measures.
Now about our details
Husband full-time, approx. 2800 net
Wife part-time 800 net
One child, no others planned.
We have about 21k capital,
and could get 20k privately, which we could repay interest-free over 10 years.

We plan a monthly burden of about 850 euros total. Of course, additional costs separately.
What do you think? Can this be done like that?
Currently we have an offer without the 20k
At 1.85% for 10 years and KFW 124 at 1.75% for 10 years.
Is all this payable over 30 years?
We are 30 and 31 years old.
I’m very curious about your assessments

Hi, what about the heating? I like that you want to bring equity and some work in yourself. How much cold rent are you paying now? And are you paying the real estate transfer tax, notary, etc. from your equity? I calculated once and the remaining debt is around 60K. You are young and theoretically, you would have paid off your semi-detached house before retirement. The terms sound good. And do you also want to make special repayments?

The heating system is completely from 1998. However, the boiler was serviced annually, but I want to keep the option open for a new boiler. Currently, the rent without utilities is 350. However, 700 euros go into the savings account monthly since my wife started working again. Therefore, we, as well as the bank, consider 850 euros appropriate and manageable. Early repayment will certainly be a topic as soon as the small annoying costs (garden, and little things deducted from the salary) become manageable, at the latest when my wife increases her part-time job (public service, which makes it very comfortably feasible). Purchase additional costs completely from the existing capital. Our idea with the private loan would be to take only 30k from the bank and use the private 20k for that. However, the bank has to cooperate. Thank you very much for your effort and assessment.

I don't quite understand that now,
you are planning to buy a house for 160,000€. In addition, there are renovation costs of 50,000€ and estimated incidental purchase costs of 16,000€ (possibly more with broker fees), making a total investment of 226,000€.
Less equity and private loans, that is a required loan of 185,000€.
How do you want to manage with 30,000€? Or are those supposed to be an additional 30,000€ for full financing?

The remaining debt after the fixed interest period is definitely higher than €60K.

I would set the main loan to 15 years. That provides more security.
I would rather consider the 20,000 private loan as an emergency fund and only take it if necessary.
And very likely you will need it after all. Better to have a bit more in reserve for a renovation than too little later.
850€ is more than okay with that income.
It’s no different for us.
We did a full renovation. Only in the end the renovation cost significantly more than expected. But fortunately, we were able to cover it because we still had enough reserves.
