The opener asked (roughly summarized) whether the financing is feasible.

What is decisive here is the positive difference amount that remains for financing, not the gross or net income.

This positive difference amount is reflected in the equity.

In my opinion, it is completely pointless not to examine expenses and actual financing capacity in this context.

The savings are also difficult for me to relate to the planned repayment.

Otherwise, I would welcome a factual discussion. Presumptuous insinuations about my motivation are not helpful.

The OP has stated his savings rate. Everything else is completely irrelevant. Whether he has ever won 50,000€ in the lottery or found it under a bridge is of no interest whatsoever when evaluating a financing option for the future.

I just had to laugh. If it were like that for me too, then my property would have cost a good 2.4 million €. Crazy.

Just saw that there have been many replies in this thread again.
Apparently most people didn’t realize that it’s already 2 months old and someone just accidentally bumped it because they posted in the wrong thread.
In the end, we decided against the house, but not really because of the financing, rather because there was still too much renovation to do for the price. Ultimately, only the great plot would have been interesting, not the house itself. However, I would have only gone to the absolute financial limit for my dream house.
Regarding the question of how we saved the capital, I can only say that we neither won the lottery nor robbed a bank, but simply didn’t spend our money. I don’t want to elaborate on our consumption behavior and spending structure here, as I’m not in the mood for that.
