Oh shit, that was a mistake, probably due to the time of day:mad:. My question should of course have been whether the described project can be realized with a budget of €150,000.
...I have already seen the house from the inside and the floor plan and building drawings were provided to me by the owners.
It is a 1 1/2 story solid single-family house (brick-clad, 108 sqm living space on the ground floor, upper floor expandable, roof pitch 30 degrees, wooden beam ceiling, stove + gas heating, rooms: hallway, utility room, living + dining room, kitchen, bedroom, bathroom, guest room, guest WC)
oh yes, of course I asked the owners about the price, but they built for a very long time and did almost everything themselves. However, I intend to have the house built essentially turnkey by a company, so their approximate cost indication cannot be compared with my project.
As I said, I plan to take over the house exactly as it is and initially have the ground floor built turnkey and the upper floor as an expansion reserve.
A developed plot worth €50,000 is already available.
Do you think the house can be realized with such a budget?
Quite clearly and bluntly: no.
Moreover, the approach of initially building out only the ground floor and later the attic is flawed. Where will you bathe/shower?
A comparable house of this size including brick cladding – after all, a good 200 sqm living space – should cost around €290,000 in Schleswig-Holstein, slab-on-grade and turnkey. Since you need the bathroom in the attic, there isn’t really much of a later expansion possible, as the walls are already there and the "expansion" will probably be limited to wall and floor coverings. If I misunderstood you and the bathroom is on the ground floor, the additional savings amount to the value of the sanitary fixtures in the bathroom. Not really much, since the rough installation has to be done anyway.
Last but not least – the price the owners of your dream house gave you probably required the sum of your budget despite considerable own work, as you say, if not more. So how do you come to the conclusion that you can have it built turnkey at the same price?
