But the foundation and assembly are still missing, right??

by the way: be careful with advertising!

Assembly including delivery is 1,135,-. The base price is 8,600.- As for the foundation, that may of course be the case...

In my opinion, you can forget about these steel boxes. I looked at one at a customer of the provider and was not very impressed. The customer wasn't either when I asked him. Sure, the price is great, but basically it's a bunch of scrap metal that you just place somewhere. I would first take a look at the garage and then think further. As far as I know, 5.85 is the exterior dimension. Will both your cars still fit in there? A concrete garage has to be calculated with at least €15,000, and if you want electric gates and electrical wiring, maybe a door and windows, you’re looking at nearly €20,000. The rest is handled by the foundation contractor.
You don’t need to declare your €20,000 equity to the bank... that’s the money you will need for hidden extra costs. So to speak, a small financial buffer.

All in all, none of this really gives one much encouragement anymore, to be honest. In terms of money, we both don't earn badly, yet it apparently isn't really feasible to build a house of our own.

Should we encourage you here to build a house with a high risk? Ok, a construction loan is always associated with risk.

Quite a few things have already been said that will help you:

- Don’t limit yourselves to this house. Look at other providers and floor plans.
- Make the house smaller. By the way, the Balance 100 also has another room on the ground floor.
- Make the plot smaller.
- Consider whether the double garage is really necessary.
- Think about your financing. Or have it clarified by a broker. Then you will know what budget you have.
- Keep saving!
