Is border construction by garage lawful?

Where is the boundary? On the lower floor in front of the garage? If the street is directly there, then no. In BW, a 5m distance from the exit to the street is mandatory.

If you mean the building area, then possibly if the above point applies.

Best show the plan once, that makes it easier for everyone involved. It’s best to fill out the questionnaire at the same time, then there will surely be suggestions for the floor plan.

Without information, answers are not possible. What type of boundary is meant (building boundary, property boundary, ...)? Where are the boundaries? Which boundary should be built on? What is overhanging (elevations, sections)? What does the development plan say? No, this design is not good. Legal? What planning law conditions apply there? Photo? Site plan? Development plan? It depends... development plan, front yard statute, urban design statute, surrounding development... Where does it say that?

About the floor plan in general: It seems like quite a maze to me. I would reconsider the many narrow corridors and tiny storage rooms. You might regret not being able to arrange furniture properly. Are you sure you don’t need bigger bathrooms? The kitchen with the many doors also feels a bit chopped up, and overall the living room is quite a "pass-through room." And you can't really sleep much farther away from your children without going onto the neighbor's property. ;) But that can also have advantages if you have a child as noise-sensitive as mine. :)

Hello,

the floor plan is still changing, this is only a rough draft.
The children's hallway will get a window at the front and light shafts.

The bathroom and study will be swapped.
The pantry and utility room will be combined.

A large storage room, somewhere between 12 and 18 sqm, will still be planned.



This was my idea of how to place the house.
Please note that the garage entrance and exit are no longer at the front but on the side.
