Is additional financing possible with KfW 153 loan?

Hello everyone,

we were fortunate to be able to hold on to our loan, which we had already applied for in December, and yesterday we were approved for a loan for a house with 2 residential units and 2 x KfW 153 loans under the new conditions. Since the bank raised the interest rates in January, we kept the KfW loans at €100,000 each, as otherwise we would have had to take out the bank's annuity loan under the worse conditions of January.

The project has now become €25,000 more expensive. Therefore, we are wondering if the KfW 153 loans can also be used for additional financing. Theoretically, we could go up to 2 x €120,000 here.

Does anyone have experience with this topic? Unfortunately, Google and the KfW homepage did not help me.

Did you calculate whether it is worth it? The repayment grant is calculated based on the loan amount, i.e. for example, you will not receive €18,000 per residential unit for KFW 55, but only €15,000, or for KFW40+ only €25,000 instead of €30,000 per residential unit.

Unfortunately, it is not possible. You have to refinance at a correspondingly high cost through your bank.

We only made a rough calculation. Since the annuity loan is very high (> €600,000), even small decimal differences make a significant difference. The bank had made us a very attractive offer, which we did not want to jeopardize by new negotiations, and so we stuck with 2 x €100,000 instead of 2 x €120,000. Since we are building KfW 40+, we now unexpectedly receive 2 x €25,000 instead of 2 x €15,000 subsidy from KfW.
