Is a house building offer for a single-family house on a slope realistic?

Hello,

we have purchased a plot of land (722 sqm) on a slope and wanted to build a single-family house there. Due to the slope, we would have had to fill in 2-3 meters when building a completely normal 1.5-story single-family house. For this reason, various building consultants advised us to go for a combination bungalow/basement apartment. That means building a basement level into the slope and then putting a completely normal floor on top with a hipped roof.

Now I would like to know from you if the offer is realistic or too expensive? (see attachment) Are there things that have been forgotten or incorrectly calculated?

I would really appreciate your assessment!

What immediately caught my attention on page 3 is the sanitary/heating package ... what kind of heating is there in the basement? The ground floor has underfloor heating, and the basement?

This is the standard construction performance description of the general contractor. Nothing is forgotten there. Whether something is miscalculated - probably less so, after all, a general contractor has a mixed calculation.
What is not written here is the construction-side work, i.e., what you still have to provide. Either through an optional feature, a service by a third party, or by additional work by you.
Let's start at the very bottom: these are the painting works as well as the remaining floor coverings. Usually done as additional work.
Otherwise, I still see quite a few optional features, e.g., larger tiles could already justify a surcharge. However, the construction performance description is not changed for that; instead, everything you want, what surcharges exist, is asked on your side and added as a position to the contract - whether you want it or not initially does not matter.
Your electrical work is a joke: 75 for sockets + switches...
What is called ground floor would be your basement, what is called upper floor would be your ground floor.
What about the utility room? It is explicitly mentioned on the ground floor, but it will certainly be in the basement. Do you need a lifting system there?
What about the casemates for the exterior windows? They are of course not mentioned because you don't need them on the ground floor. And so on, and so forth.

By the way, I find 3 pages very "clear"; ours was 12 pages long. The shorter, the more inaccurate, the more inconsistent and incomplete the construction performance description.

There are people who check such a construction performance description thoroughly and earn their living with it. An expert does that too. I would definitely recommend that in this case.

Attention, in basements the pipes are not necessarily embedded in the walls.

Yes, the utility room is supposed to be in the basement. A lifting station for what?



That doesn’t ring a bell either, I’ll have to google that.



That’s why I’m asking whether something is missing or if certain things definitely should be listed.

Again: there are specialists for that who check the construction service description. By the way, it is part of the contract for work and services and is not simply changed like that. It is then extended with additional items in the order.... what you need and want is entirely up to you.
