Is a high first installment common in a payment plan?

I would neither pay money before anything is actually built, nor would I accept final installments under 15%. My opinion! By law, the contractor must provide advance services. If he needs money so urgently that he requires 5% or more upon submission of the documents, I would look for another one. The shell construction as an intermediate milestone is also overpaid. 52% without roofing? No way would I sign that. Regardless, I know well that quite a few builders accept such payment plans.

As far as I remember from many other construction payment plans, this one is still quite reasonable with its 52% after the shell construction.

And as I said: the contractor goes in advance by ... see above. Already written.

However, if you shift the window installation to the time where it belongs, you pay over 60% for the closed shell construction, which is too much.
Since it is too late for negotiations... don't be upset!

I assume that it is included in "ceiling on the upper floor." However, the windows should be installed before any pipes are laid inside.

...and it is what it is. If he wants to build with it, he will have to swallow it. I currently see no room for negotiation in something like this given the boom in construction. Karsten

Hello,
for better clarity, I have once added the installment plan with Euro values and presented three subtotals separately.



What stands out, as mentioned above, is the 59,400 Euros.
That is a lot up to the foundation slab. 30-40k is acceptable, almost 60k then definitely no longer has anything to do with the developer's advance payment.

Everything else still looks "acceptable" to me.
I would not trust your 5% retention, as the developer can still provide proof.

Therefore, my advice: renegotiate the first three installments before signing or reject the contract...
