House planning cannot work by having a layman plan and discussing fiddly details in a forum of builders.

If you are spending 1.2 million just on living space, then it shouldn’t fail because of the last maybe 40 or 50 thousand euros for a coherent plan.
We have about 270 m². Partial basement because there is no need for additional basement space. That would also have been without a light well.
