Hello everyone

We have now decided to build a house and are currently planning a nice floor plan with our architect. But since sometimes you can’t see the forest for the trees, I wanted to post our first draft here and hope for constructive suggestions.

First, a few details:
- We have a bathroom upstairs, so we only want a WC on the ground floor, which is sufficient for us.
- The house entrance is on the east side, where the carport should also be directly attached to the house.
- The living/dining area faces south
- We would also like an open kitchen
- Upstairs there will be two children's rooms, a bedroom, and the aforementioned bathroom

Now to my concerns: I fear that we won’t be able to place our dining table anywhere sensibly, let alone when we have guests and need to extend it over 2 meters... since the kitchen already takes up about 2.50 m of the entire room.
I don’t think the whole concept is bad, but there isn’t really much space left to move around.

So, I hope I put everything together and look forward to your feedback.

Hello Jan,

please fill out the questionnaire. It is pinned at the top of the subforum.
35 square meters for living/dining/kitchen is really little. I would have your concerns as well. An island is rather difficult there. It will end up being an L-shaped kitchen.
The floor plan is a bit strange. Was it once one with a north entrance next to the stairs and someone tried to modify it?
The narrow hallway runs like a dividing trench from east to west.
It can be done much better.
I would recommend you to fill out the questionnaire and attach a plan of the property.

Edit:

You have to go through half the house to carry the groceries into the kitchen. You have hallway in the hallway, a mini cloakroom.
The door to the pantry divides the already small kitchen.
I would start again from scratch.
Is the design really from an architect?

I notice that the entrance to the pantry is in the middle of the kitchen wall. So you can't put cabinets all the way through.

So the main entrance was actually on the north side and was moved to the east. We expressed our wishes and this is what has come out so far. The pantry door has also already been moved down toward the terrace, just not yet on the plan... and yes, there is also an architect at work

Plot size: 500m³
Slope: very slight slope, drops 1m across the entire plot
Edge development: carport east side
Number of parking spaces: 2
Number of floors: 1.5
Roof shape: gable roof
Orientation: gables are almost exactly oriented east-west

Will be built on a slab
2 adults and 2 children should have space
Office: family use
open architecture
modern construction
open kitchen, kitchen island
fireplace should have space on the western wall, is already included in the drawing

...causes me to frown.

Typical result when you take a finished floor plan that was designed for different conditions and try to adapt it.

Is there no plan of the plot? Where is the street?

And where is the OG for that?

Presumably, the architect is from a general contractor and totally unmotivated. The idea of "simply" relocating the front door brings you a lot of problems. By the way, I would eliminate the pantry if living/cooking/dining are to be in a line and not arranged as an L-shape around the corner.
