Initial amount of cash needed to buy a house.

I plan to buy a house in the range of 350k to 400k. I have planned to apply for a 100% loan. But I would like to know how high the initial amount and the additional costs are that one would have to pay out of their own pocket.

Acquisition incidental costs, furniture, move, double rent, ...

Depending on the federal state and whether a real estate agent is involved, the additional purchase costs can sometimes amount to 12%, i.e. €48,000, plus the aforementioned additional costs.

Depends on whether a broker is involved, if you need a kitchen, etc. etc.

But you can also finance everything!

At a purchase price of 400,000, it would be about 32,000 without a broker and 55,000 with a broker. Of course, it also depends on the federal state and the local amount of real estate transfer tax. This is just a rough guide for what should be liquid at a minimum.

Is it a new building or an existing property? Turnkey or does it need renovation? Do you already have a household and can take over things, or are you starting completely from scratch?
