Idea not feasible due to residential basement?

Two examples:

    [*]Without setback for the terrace on the ground floor, for example 11.00 x 11.00 m. Then you get about 90 sqm in the basement and ground floor and attic together, depending on the roof pitch, about 170 sqm. Thus, all in all about 260 sqm of heated area.
    [*]As before, but 10.00 x 10.00 m and extend the basement by 2.00 m. Then the basement has about 92 sqm of floor area, ground floor + attic about 150 sqm/roof pitch. Thus, all in all about 240 sqm of heated area.

The example can be played through arbitrarily; at the end of the day, you will not be able to realize either size for TEUR 300 to TEUR 350 pure construction costs.

I would therefore advise you to consult a good planner with your budget - often to be commissioned externally with the FH - and clarify in a trial course what is possible.

Would you see it similarly for a solid house? I don't want to leave it unconsidered without at least having thought through this alternative.

Yes; your building supervisor (BV) doesn't care at first whether it is realized as a prefabricated or solid house. Choose – if the decision for a prefabricated house is not final – a solid provider of your choice and discuss your project with him. He will be able to tell you what monetary and time effort it ultimately comes down to. Rhenish greetings

Find yourself a good architect, have them study the plot and present a realization. Along with that, a first cost estimate. The advantages are obvious:

    [*]You avoid annoying sales talks. Most have no substance. Especially if a basement is added, and thus a subcontractor
    [*]It is planned and implemented from a single source, including a basement, if desired.

As mentioned at the beginning, there have already been conversations with providers and resulting offers. I will also get these from solid house builders.
Apart from that, the purpose of this thread was precisely to get assessments here. In that regard, suggestions like "Ask your provider" are logical but help me less here.

Even a solid house builder can't perform miracles. Although they are generally cheaper than the prefabricated house provider (due to the system), not so much that at the end of the day you would find a bigger house for a lower price. A provider working like that would only exist for exactly 3 years
