The cheapest option is always the "sparen" variant. At least it doesn't cost any interest, but it takes longer.

Your project is very special as it also includes a commercial portion. I would non-bindingly inquire with your house bank whether they would participate in such a project.

In addition, you cannot just build a hall in which you are also allowed to live at the same time. You have to inquire about that beforehand and it may then require a special permit.

So, apart from the framework conditions, whether and how a hall may or can be built on the (own) property or whatever, it should not be a problem to get a loan of 150,000/200,000 with a permanent contract and a salary of 2200. Whether that is ultimately enough for this construction project is another matter. But to put it fundamentally: you don’t have to commit yourself to a loan at 24, you should first establish something of your own in a rented apartment without parental ties (property), the rest will develop over the years according to what you need. Because: what do you want with a hall with an apartment if you want to start a family? Whether you eventually want that develops rather later if you have not yet confronted it now.

Sorry, I should have mentioned, the hall is not intended for commercial use, the tinkering is purely a hobby.



That will be my first point of contact, I just wanted to get some information beforehand so as not to be completely clueless and at the mercy of the representative.



Here I have a different opinion, rent is “wasted” money and ultimately time for me. I want to stay living in my city and, if approved, I have the suitable plot of land, the money that I would throw into rent or the landlord’s pocket, I can also put into my own property or use the time to live at home for another 1-2 years and, as long as the “roof is on,” take on parts of the interior work myself, not naively, but partition walls, electrical work, floor coverings, etc. I will install myself. Regarding family, if the old hall remains, it would be 170 sqm of living space, I think that is “room for offspring” at first, unless there are quadruplets. :p

Paying rent is not wasted money, because you get something in return for your money. You will probably long for the comfort of the rental situation and remember this sentence when your financed means eventually result in a workshop with a granny flat (or is still under construction) and you can no longer get out of paying over €1000 a month to the money-hungry bank (half of which are loan interest).

However, you have to be somewhat mature in life to realize this :P

You also have to assume that something about the dream will not work out and a new build or renovation will cost you a bit more. And whether the bank will support a hobby workshop with over €200,000 is a whole different matter ;)
