This will be a tight squeeze again. I assume the land is paid for, then it will be tight to build a house with your amount. If you assume 30-40,000€ in additional construction costs, not much remains for the house....
And catalog prices are unfortunately not final prices.

Our catalog price 190,000€, final price without own contributions (floors and walls) 225,000€ WITHOUT ADDITIONAL CONSTRUCTION COSTS, which for us were almost 43,000€
A basement would have cost another 50,000€.

Do you already have a [Grundstück]?

Even with a [Grundstück], the budget is very tight.

From your €200,000 you first have to deduct the additional construction costs of about €35,000 - €40,000. That leaves only about €160,000 purely for the house.
At a price of €1,500 per sqm, you would get a small bungalow (about 100 - 110 sqm) on a slab. Then you still have no kitchen, no new furniture, exterior landscaping, painting, flooring, or other extras...

If we go house hunting, remember to consider the orientation.

Otherwise, since the plot is already there: have a soil survey and all measurements done. This can protect against unpleasant surprises.

The plot has already been surveyed, as a part of it was sold a few years ago. We can check the measurements soon at the [Katasteramt]. So far, we only have the area. There is also a development plan, which we found out about today.
