I believe audio comes on top and DTS X is not trivial either.

Hello! Well, we also started out with the opinion or idea of building a house for around 350k. When looking for a plot of land, we have a small advantage because we are searching in the area around Landshut. But even here, it’s crazy what has happened to plot prices over the last five years. During the house planning, we then realized that unfortunately, only the price keeps rising. The only thing that decreases are the wishes you build into the house. You can take a look at a very cheap prefab house and then go to a Baufritz house or another comparable premium provider. Then you will also know why you won’t be happy with a hut for 250k. We are currently building an energy-plus house with the company Gruber Naturholzhaus. The basement alone will probably cost around 100k. Unfortunately, it can’t be omitted because we have a slope. Then add another 40k for the garage and 300k for the house in decent quality (2000 per sqm living space). By the way, the additional building costs are not included in that. I think you have to consider where you want to make sacrifices. On the house or on the plot. Maybe consider moving 40 - 50 km away from Munich. There are also nice spots there.

Hi,

so to make your dream come true you have to make compromises:

e.g.
- not 30 but 50-120 km distance
- small house or no basement or garage
- bad instead of good location, e.g. plots by railway tracks or next to industry
- possibly moving to a small village without infrastructure
- worse equipment of the house (e.g. cheap kitchen, only laminate everywhere, no fireplace etc.)

You have to decide for yourselves what is important to you and what is not.
