How should I plan to afford this?

Hi, I’m also from MUC. And I’d say a 600k house and land is currently not possible! I mean, of course you can get an existing property for 600,000, but that’s 100% not what you imagine (perhaps a mid-terrace house)! Also, I find this scope quite bold with your/your combined income! My personal opinion is either you make compromises (as mentioned above) or you increase your income.

Does it have to be a house? Wouldn’t a larger apartment with a big terrace and/or garden share be an alternative?

A colleague already paid around 650k€ two years ago in Höhenkirchen (which might still be in your area) for a semi-detached house in timber frame construction of about 300m² from a developer. It probably hasn't gotten any cheaper in the meantime. We are very glad not to have to live in the expensive area anymore. Best regards

yes, time is not necessarily on my side. Let's see if next year it will be possible to increase the salary and raise the savings rate. Apparently, 20% equity in the [Bausumme] is simply too low here. The little house will definitely be smaller than desired after all. And maybe, if there is an unexpected windfall someday, one can still build an extension

Yes, okay. Convincing..then better add an [LWL cable]. At the latest with 8K video material streamed from the NAS, copper is also finished. I estimate it will be standard in 5-10 years.

I would doubt that – both 8k as a standard and that a 10Gigabit network is not sufficient for it.

A few days ago I read an article with a statistic (have to look for it).. it said that the "bankruptcy/problem" probability for builders with equity of 25% or more significantly decreases.. therefore the recommendation is: 1/3 equity and max. 25% of household net income for the installment.
