How long is a development plan valid?

Good morning. I am interested in how long the requirements of a development plan are valid. Do they expire at some point? The background is that I was informed by the building authority yesterday that there is no distinction between roof types for main and ancillary buildings in the development plan. Accordingly, the garage would also have to have a gable roof (which no one in the development plan area has complied with so far).

Now my question: To avoid possible trouble later, are there deadlines when the validity of the development plan expires?

In other words, can I now simply build the house and property according to the development plan and after deadline x erect buildings on it that no longer conform to it?

No, you cannot.

The development plan remains valid until the day on which a new development plan is established and declared legally binding.

Okay ...and is it really the case that garages and outbuildings are not allowed to have flat roofs, provided this is also not permitted for the main house in the development plan? According to the development plan, only gable roofs with 42 degrees and hip roofs with 22 degrees are permitted. There are no separate statements in the development plan for carports, garages, and other outbuildings.

What exactly is stated in the part of the text regulations about the roof design: roof shape, roof pitch included? Often, the note you are looking for can be found there. ;) For example: For subordinate components, a flat roof is permitted.

8.2.1 Roofs
Throughout the entire planning area, gable roofs with a pitch of 42° to 45° and hipped roofs with a pitch of 22° to 25° are permitted as roof types. This limits the design diversity of the roofscape in favor of a consistent area character. The regulations are oriented towards local typical roof types and pitches.

To ensure a harmonious roofscape, the design options for roof structures are further restricted, and regulations regarding roof overhangs, roof indentations, and roof coverings are established.
The integration of solar collector and photovoltaic systems is expressly permitted to promote the use of renewable energy.

8.2.3 Garages, Carports, Outbuildings
Adjacent garages, carports, and ancillary buildings must be designed in a manner adapted to a harmonious area character.

Not necessarily .... ... even if the FD for garages was approved at the beginning of the development, the area character is also considered "harmonious". The simplest and best way: call the building authority and ask how you should understand the "harmonization" in light of the fact that the garages built so far have an FD. No one can look into the minds of the decision makers here ;) Rhineland regards
