How long does the search phase take? Claims against construction companies

I just noticed that we are practically neighbors - we currently live 4 km away from Renningen. We want to build near PF and have therefore also been on this construction forum. Unfortunately, we were even recommended a Weberhaus advisor, with whom we would have liked to arrange a conversation, but unfortunately, due to a bit of bad luck, we were "assigned" to someone else.

We have a pretty good feeling about Weiss. Only the very long delivery time and a few other small things are still standing in our way. Could I perhaps have the link to the mentioned blogs (also gladly via PM if this is not otherwise desired here).

But again, it shows that it really depends on the commitment of the individual advisors. Maybe someday we'll be lucky and find someone whose company and commitment fit...

We were also at the Bauforum PF and, as already said, more than satisfied.

the order books seem to be full at all prefab house manufacturers. Waiting times are therefore inevitable for everyone.
And time... working time is also required for a not-so-detailed offer.
Maybe you are also sending signals that you do not want to build with them?
Regarding the salesperson: to my knowledge, he is out of the picture after signing the factory contract. It's nice if you can chat occasionally on the phone, but his job is to sell, not to supervise. At least that’s what I know from solid construction: the more important part there is the construction management.
I could have had evening-long conversations with our salesperson, but not with the rest of the staff – but that is not necessary either. What matters is the correct execution and trust in the company’s performance.

We had similar experiences. At times, I was really surprised by how little competence or effort was offered. Of course, you don’t want to be called and bothered every day, but a certain level of interest should be noticeable.

I sometimes felt that you get better advice in a department store when you want to buy a pair of pants for 100 euros. After an hour, you’re also happy to go home with the matching shirt.

And here you invest a fortune and end up with so much frustration. It may be that they are all very busy and pick the lucrative opportunities. But then that should be communicated fairly, after all, as a future builder you also invest a lot of time in the initial phase.

According to the consultant, a factory tour is possible at any time at Fingerhaus. However, we were there as part of a construction information day, which happened to fit the schedule just right.

I didn’t hear anything about a preliminary sampling there, but you could stroll through the sampling center.
While you don’t see (additional) prices, at least it is indicated what is included in the standard price and what costs extra.

I don’t think people take the time to go through a sampling in advance before the contract is signed, as such a sampling lasts 1-2 days.

There is a forum of former and prospective Fingerhaus builders where they also inform each other about surcharges during sampling, from the costs of additional sockets to canopies, etc.
This way you get a good feeling for what to expect financially during the sampling.

The consultation talks were long and good, but only two in number.
I don’t count the first visit with small talk in the model house now.
One long consultation of about 6 hours (about our construction project, the house, the incidental construction costs, our finances, etc.) and then working out a preliminary contract (land missing) with a lot of small talk and information about the project for another 3 hours.

Price information after the first visit to the model house came within 1 week, partly through emails late at night – so they apparently work until late at night due to the current boom.

But the purchase advice and its evaluation should of course always be taken with caution because every consultant, but also every customer, has a different mindset.

It has always been that way.

The downside: many detailed consultation talks, involving experts = often making potential customers smart, so they switch to a supposedly cheaper competitor with this knowledge. In this respect, I can understand selling colleagues if they sort out and maybe no longer feel like it; that is pure frustration when it accumulates
