How long does it take for the building permit application to be processed?

Hello,

I wanted to ask if any of you have experience with how long it takes for the building application to be approved? I've only heard that it can take a very long time.

our current status: 1. submission in March 2011 no positive decision until today, more and more demands for plans and and and, no end in sight. Our architect is about to go crazy ... I have already lost interest in the construction before it has even started. How a big city can be so petty is a mystery to all involved. Problem: our clearance areas are too small, so we needed a clearance area takeover from the neighbors. The cause, however, was a faulty approval of our DH partners by the building authority. All neighbors have signed, ALL. Still, we have not received a positive building permit so far.

It depends......

If you want to build, for example, in a new development area, you will usually have your building permit within 4 weeks at the latest in the simplified approval process.

If your new building is an architecture that deviates significantly from the valid development plans – sometimes also if you want to demolish an old property in an existing area and build new on it; the basis is usually § 34 – you have to submit an original building application. This can take up to 6 months and sometimes longer.

If it turns out during the simplified approval process that due to existing development mistakes must be corrected (there are only humans working in the building authority as well), the development plan has changed, for example, the distance areas or similar were not observed, the deadlines are comparable to those of an original building application.

Basically, it can be determined that a building permit is granted quickly where the architect complies 1:1 with the development plan and textual regulations and implements these requirements in carefully prepared building application documents. If this is the case, the building authority generally approves the building application, since in a dispute the architect can and will be held liable by the building authority.

As a construction expert already noted, you have it easiest when a development plan exists and you adhere to it during house planning.

Here in Thuringia (I don’t know if it’s the same in other federal states), there is then a simplified building notification procedure. You submit the input plans, receive an acknowledgment of receipt, and if you don’t hear anything from the authorities for 4 weeks, the construction is considered approved and you can start.

Thank you very much for your experiences. We are building in a residential area that was developed about 12 years ago with already finished infrastructure. We have adhered to the development plan, only the roof color differs. But in this residential area there are many houses with different roof colors, so hopefully that won't be a problem. I hope it goes quickly because you can see here how different it can be.
