How do you find this floor plan?

Hello dear forum members,

we have a plot of land in mind and want to build. In search of a basic idea for the house itself, we came across the plans of acquaintances (have visited their shell construction) and simply think they are great! We are now considering building a very similar house (also with their architect) and therefore I would like to ask you for your opinion on these floor plans! Maybe you will notice something that we as laymen do not consider!

We will definitely change the roof shape, we will choose their alternative (a ridge line lengthwise and then two huge "dormers," one facing front and one facing back), because we do not have the advantage of their roof terrace and would also like to have a bit of an attic. Furthermore, our basement is unfortunately more embedded in the slope, so there would be a large "courtyard" in front of the basement level. Also back to the original layout (is still recognizable, I think) with three children's rooms (one entrance was through the broom closet on the upper floor).

I am curious about your opinion!

PS: The acquaintances have no objection if we almost adopt the layout!

Sorry, I know the floor plans are not included yet! My husband just said that we might not actually be allowed to publish them completely freely accessible on the internet? You probably can't delete them afterward either, so they remain here forever, right?

Unless otherwise agreed, the copyrights for the plans usually belong to the architect. Therefore, I would first clarify whether you are allowed to publish them.

Thank you, yes, I’m certainly not afraid to go into such detail, because we have the exact execution plans! How about a sketch of the layout? I could draw one...

if you have the [Ausführungspläne], it is probably too late for major changes........

Of course, you can still ask for opinions ;)

Hello everyone,

a lot has happened today, unfortunately not all for the better, more on that later!

@E.Curb: We had photographed the execution plans from acquaintances. We are absolutely not that far yet, the property does not belong to us yet and we are in the idea-finding phase.

But now we had another phone call and there was a huge misunderstanding about the price for such a house. We thought they meant WITH the property. Unfortunately, we had little idea...

Well, so we sketched ourselves and tried to incorporate ideas, but adapt them to "our" location. For example, our view to the south (we sit on a small hill with a slight slope) would be almost in the middle (slightly shifted east) divided by the roof of a house. The access road (which is quite quiet) is to the north, we would have to dig a little, but we also made two houses a few houses away without basements and want to have terraces at natural height in the front.

That brings us to the next point. We are trying to manage without a basement. Dimensions are approx. 12.5 x 8 m. Two full floors with a 20° roof. One ridge line across and two "giant dormers," which themselves form a kind of ridge. Ridge lines are red in the upper floor sketch (below), the ground floor is above. The staircase goes around the corner with a landing. Oh yes, the heating needs little space (geothermal pump), so I hope the utility room will be enough. Storage space could be provided by a crawl space above the bathroom and an attic over the double garage (to the north, but not directly attached to the house).

I have now first only run the enclosed space through a construction cost calculator, but these are only approximate values anyway.
As I said, it is a sketch, so no exact measurements. Details will then be planned with the architect.
But first, I look forward to opinions "from real life"!
