Well then go for it – living in a house is different from living in an apartment – especially for children. If you don’t see a risk that you’ll argue about money, it will make your life with children more relaxed. 359 sqm for a reasonable 217K sounds like you can easily change employers within the same region if you feel like something new. Different topic: 359 sqm is basically a towel with cuddle distance to the grilling, shouting, lawn-mowing neighbor – keep that in mind. Further out means a long commute; everything has its pros and cons. P.S.: I’m of the opinion that used baby clothes are much healthier for babies because the harmful substances are gone.

Sure, we would also like to take the 800 sqm+ with a city villa on it, but unfortunately that is not feasible in our region and I’m not really into commuting.

then it's okay... you are making a conscious decision that will financially challenge you but probably not overwhelm you. The time with one earner is unlikely to allow for special repayments and maybe only a small vacation - just read that vacationers (statistically) are not happier than people who stay at home

There is not much space left on the property for a labor-intensive garden - which is a good thing

The numbers look good to me if the house can really be built for the price. I would probably set the rate 50-100 euros higher if you plan to make special repayments anyway. The remaining debt is not particularly high in absolute terms. But the ratio of repayment to interest costs would be too poor for me unless special repayments are definitely made.

Hehe - I would rather do long-distance travel again than go away/fly with school-age children during the holidays. That's more expensive...

Is 122 sqm enough for you with 2 children? I found it too small in the long run (well, when child three came, it was clear that a new house had to be found quickly).
