House sale - how to publish most effectively?

Hello... we are now in the process of selling our house. We are doing it on our own... without a real estate agent. I have taken nice photos of all the rooms, the house, and the garden and surroundings. Of course, I did proper "homestaging" beforehand... in other words: tidied up. I have also gathered all important documents (floor plans, heat demand...) together. Our move-out is planned to take place in a few months.

So far, I have advertised once for a fee in our daily newspaper in combination with the Wednesday/Sunday paper, paid for 2 months on immonet.de, and for free on ebay-kleinanzeigen, quoka, and kleinanzeigen.de. I have skipped Immobilienscout24 for now, as my previous ads rank quite high in internet searches. On Facebook, I posted a short video of our house + information. Additionally, I put up a sales sign with contact details, clearly visible in front of and behind our house.

Can you recommend anything else?
Are there any clever ideas?
Other tips and advice are also welcome.

Of course, you can do it that way.

Here with us, you list your house on Fridays at 6 p.m. on Immoscout and decide on Sunday at 2 p.m. over a coffee to sell it with a handshake, even achieving a purchase price that is higher than originally set.

Would also add Immoscout24, felt like they are by far the biggest. Even if paid listings are ahead there, there are numerous search filters with which you can still appear higher on many.

Useful can also be information that describes how close shopping centers, schools, kindergartens, city center, bus stops, etc. are accessible. We sold our corner terraced house lucratively through a real estate agent at that time.

That’s right.. I included all of that as well.. we live very conveniently in that regard..



An ad on Immobilienscout24 isn’t exactly cheap.. I had already completed my ad there but hadn’t activated it for payment yet. As a tip: if you wait 1-2 weeks now, you get a 25% discount offered. :) Interestingly, I have now realized that I (probably) automatically appear on Immobilienscout24 via my free quoka ad.. that surprised me a lot and made me even happier!
